The list price to sales price difference is an excellent indicator of demand. If the price segment's percentage of sales is significantly lower than the segment's percentage of listings available to buy, it signifies softer demand as compared to other price segments, such as wit the case of higher priced properties (which make up 3.3% of Lamorinda's sales, but 18% of available inventory).
Overpriced listings in any segment will typically fail to sell (without price reductions), and appealing, well-priced listings can sell very quickly with multiple offers.

Location is, of course, always important in real estate value - within the county, within the city, within the neighborhood - but to a large degree, market dynamics within the region are also determined by the home's price segment.
Generally speaking, by most measures, demand is significantly softer and supply is higher (as compared to demand) above the $2 million price threshold. In Lamorinda, homes priced between $1-2 million are the most common, and generally, the quickest to sell.

Homeowners nationwide are remaining in their homes typically 13 years, five years longer than they did in 2010. Many stay much longer, another reason supply is so tight - and pricing is up - in many areas. There are now less than HALF the number of homes for sale per household compared to 2007. (WSJ)
