Things Are Starting to Happen!
11 weeks in to our shelter in place and it looks like our local real estate market is picking up. As predicted, our non-existent normally busy spring market is turning into a busy (normally slow) summer market. On April 20th, our local "essential service" real estate orders changed to allow showings of occupied properties, under certain conditions, and that paved the way to get business done. If homes are priced well, they are selling. In some cases, we are still getting multiple offers. There is definitely pent up demand and buyers who are ready to "right size" their home.
For this pending sale above on Natalie Drive, we required that potential buyers had viewed the virtual tour, read the disclosures, provided proof of funds or a lender pre-approval letter and signed the newly required waiver before entering the home. That resulted in several showings, but only to qualified and serious buyers. (Buyers and their agent need to wear PPE and maintain social distancing during the showing, as well.). Many title company and lender employees are still working from home, but they are getting the job done and homes are closing in a timely manner.
This chart shows the number of listings in Contra Costa County that went into contract. As you can see, the up tick in the last month is similar to the "checkmark-shaped recovery" that

"Rather than a V- or U-shaped recovery, the current evidence supports more of a checkmark-shape. It begins with a severe, immediate drop, lasts 3-4 weeks, and is followed by a gradual recovery."

For the sports deprived...
The Bundesliga is back in action! Around 13,000 cutouts filled the stands in Germany on Saturday for Gladbach, this year’s surprise performer in the league. The team offered fans a chance to send cardboard versions of themselves to their seats, since the stadiums are playing empty. Some games are broadcast on Fox sports.
